The apartments located at 290 River offer a new contemporary living opportunity in the heart of Osborne village. Modern touches within suites create a unique design experience. Careful cladding dtails, large windows, built-in appliances, and concrete flooring are a few of the apartment qualities that increase the overall value of the units and site. Value has been considered from the perspective of the developer, builder and architect for this project. The building was treated as a system starting from the schematic design phase allowing for efficiencies throughout the project. Simple materials were used in a playful way and careful execution has resulted in a successful project.

The motivation for this four-storey mixed-use development was to activate and energize an underutilized street corner, in an up-and-coming neighbourhood. At street level, the commercial space encourages pedestrian movement, while the twisting floor plans of the upper residential suites break down the structures scale, providing a context sensitive response to the existing neighborhood.
Our core mandate for this project was to develop an architecture that reverberated its influence far beyond the confines of its property lines, and thus complementing and enhancing the existing qualities of the surrounding neighborhood.
